Sateria Investments, working with Make Architects and Skanska to redevelop Norfolk House, is situated at 31 St James's Square, London, offering stunning views of iconic landmarks such as the London Eye and Nelson’s Column. The building is managed by Knight Frank.
The objective for Norfolk House was to design a versatile outdoor terrace featuring rectangular planters wrapping around the perimeter, a variety of plants to enhance the aesthetic, and larger planters with small trees. The design included multiple seating options such as tables and chairs, benches, and comfortable couches with pillows, as well as a long communal table with chairs and a canopy/bar area for sheltered dining and socialising. Importantly, the furniture and planting scheme were designed to be modular, allowing easy access to window cleaner tethers as needed, ensuring both functionality and maintenance convenience.
We developed a comprehensive planting scheme featuring Carex Evergold and Rosmarinus, carefully selecting plants that would thrive in the terrace environment while contributing to the BREEAM rating goals.
The furniture scheme was designed for both functionality and comfort, including a bespoke pergola to cover a communal table, allowing for year-round use. The selection of materials and design elements also aimed to enhance the sustainability of the space, aligning with the project’s ‘Excellent’ BREEAM target.
Since completion, the terrace has become a popular spot for gatherings and events, enhancing the overall value of the property. Client feedback has been overwhelmingly positive, with particular praise for the inviting atmosphere created by the combination of thoughtful planting and comfortable seating arrangements.
